New York City is on the mend, with asking rents returning to pre-pandemic levels. Manhattan’s office leasing activity totaled 4.54M SF in October of 2026, increasing 54.1% from September and 24.7% from one year ago, while remaining well above historical averages. Large commitments from Citadel, Ramp, Seward & Kissel, and Morrison & Foerster helped push year-to-date leasing volume to 37.39M SF, up 11.0% from the same period last year and on track for the strongest annual leasing total since 2000 if the pace of demand continues. Meanwhile, Manhattan’s availability rate continued to tighten, falling to 12.3% as total availability declined to 64.51M SF, the lowest level since August 2020. Sublet inventory also contracted to its lowest supply since August 2019. The average asking rent increased by 1.4% since September, the sharpest monthly gain since August 2019, and grew by 5.7% year over year. In addition, Manhattan’s average asking rent reached a critical milestone of matching the pre-pandemic March 2020 average of $79.47/SF. (Franklin Wallach, Colliers October 2026 Office Market Snapshot). It is most definitely a good time to lease space here in New York, with lots of opportunities in every price point.
